Why is a home inspection important?

This way your are protected if there are any significant defects in the home you are looking to purchase, giving you peace of mind.

What is your background in home inspections?

Ryan is an InertNACHI certified professional inspector and follows all of Ohio and NACHI standards of practice. Ryan is also licensed by the state of Ohio to preform home inspections. He has many years of experience in residential and commercial constructions, which provides him with a strong foundation to preform inspections.

Do I have to be at the inspection?

No, it is not necessary for the client to be at the inspection, however it is recommended. If you are able to attend you will have the opportunity to ask questions directly to the inspector about the home, and how to maintain it. You will also find your report easier to understand as you have seen the property through the eyes of the inspector.

I’m selling my house, should I be at the inspection?

It is common curtsey for the home seller to not be present at the home inspection. The buyer is paying for the home inspection and is information for them to make an informed decision. If you need to be at the inspection, please be prepared to not be insulted. A home inspectors job is to point out all visible deficiencies.

How long does it take to get the final report?

Usually the home report will be sent out within a couple hours of finishing the inspection. At times it may take up to 24 hours to finish the report and send it out.

Does the seller have to fix everything in an inspection report?

It is common to reply to an inspection contingency with some repair request. Most items on an inspection report are maintenance items that need addressed at some point. Plan carefully on what to ask for in a repair request. Remember you are still negotiating. Balance the urgency of the repair with your desire to purchase that house. Be sure to consult with your Realtor and Inspector to make the best decision.
